It is crucial for landlords to prioritize electrical safety in their rental properties to prevent electrical accidents and ensure the well-being of their tenants. Landlords are legally obligated to ensure the electrical safety of their rental properties. New Regulations require landlords to have the electrical installations in their properties inspected and tested by a person who is qualified and competent, at an interval of at least every 5 years. Landlords have to provide a copy of the electrical safety report to their tenants, and to their local authority if requested, should carry out record keeping also.
Landlords are required to conduct periodic electrical inspection and testing by a qualified and competent electrician. This inspection is commonly known as an Electrical Installation Condition Report (EICR) or a periodic electrical inspection. Electrical safety checks should be carried out by a registered or qualified electrician who possesses the necessary competence and qualifications to conduct such inspections. We will assess the fixed electrical installations, such as wiring, switches, sockets, and distribution boards, to ensure they are safe and comply with the relevant electrical standards.
In addition to the fixed electrical installations, landlords may also need to arrange Portable Appliance Testing (PAT) for electrical appliances provided in the rental property, such as kitchen appliances, televisions, and lamps. This involves testing the appliances for electrical safety, including checking for any faults, loose connections, or potential risks.
